We will;

  • Advertise your property on our website, within our offices and with an eye-catching ‘To Let’ board
  • Arrange and accompany viewings with potential Tenants
  • Obtain references on all applicants through our credit referencing agency, and interview all applicants to ensure that they are the right tenants for your property
  • Produce a comprehensive inventory, together with a colour photographic record, and check-in the tenant
  • Prepare the Tenancy Agreement
  • Collect and submit a deposit into the Deposit Protection Service
  • Collect the monthly rent, transfer funds to your bank or building society (net of our agreed fees and VAT) and send you a monthly Statement of Account
  • Take ingoing and outgoing meter readings for services and inform the relevant utility companies and local authority regarding Council Tax
  • Carry out regular inspections of the property during the Tenancy and report to you
  • Arrange and supervise any minor repairs and maintenance
  • Ensure the property remains legally compliant, and required gas and electrical safety checks are carried out as required
  • Check out the Tenant at the end of the Tenancy

Let Only Service

We will;

  • Advertise your property on our website, within our offices and with an eye-catching ‘To Let’ board
  • Arrange and accompany viewings with potential Tenants
  • Obtain references on all applicants through a credit referencing agency, and interview all applicants to ensure that they are the right tenants for you and your property
  • Produce a Schedule of Condition & Inventory, together with colour photographs, and check in the tenant
  • Prepare the Tenancy Agreement
  • Collect and submit a deposit into the Deposit Protection Service
  • Collect the first month’s rent and forward the balance to you net of our fees and VAT.
  • Take ingoing and outgoing meter readings for services and inform the relevant utility companies and local authority regarding Council Tax
