NOTES FOR PROSPECTIVE TENANTS

If you wish to apply for a tenancy it will be necessary to complete an application form, which is available from our office.

APPLICANTS MUST BE OVER 18

To process your application we need the following:

Completed application
Copy of photographic ID, i.e. your passport/driving licence.
Proof of residency at your current address – copy bank statement, or recent utility bill.

PLEASE NOTE: Self-employed applicants will be required to provide accountant’s details. Where applicants are unable to provide a satisfactory credit report, are unemployed or have only recently taken up employment, or are unable to provide satisfactory landlord or employment references, we will require an application to be supported by a Guarantor. The proposed Guarantor must be in receipt of an income of at least 3 times the annual rent, e.g. £495.00pcm - minimum income required £17,820 per annum, and preferably be a home owner.

What happens next?

An online credit report is obtained from ‘Experian’
Your employer will be asked to confirm your employment status and salary. Please ensure your employer is aware that they will be contacted.
Your current landlord will be asked to comment on the conduct of your tenancy and to confirm the rent passing. Please ensure that your landlord is aware that they will be contacted for a reference. Please ensure that all contact numbers and email addresses are completed fully and correctly on the application forms.
It is essential that the information provided on the application form is a true record of your circumstances as in the event that false or misleading information is given, deliberate or otherwise, the application will fail. The Agents and their clients reserve the right to decline any application.

If your application is approved:

Any tenancy offered will be an Assured Shorthold Tenancy for a minimum fixed period of 6 months. If you accept the offer of tenancy you will be required to enter into a legally binding contract. Before you do so, you should ensure that you fully understand the terms of the Agreement. If there is anything that you do not understand, you should seek advice from a solicitor or Citizens Advice Bureau. A specimen tenancy agreement is available for perusal at our office, and a link to a copy is provided below.

PLEASE NOTE:

Rent is payable monthly in advance.
A deposit equal to 1 month’s rent is required, unless stated otherwise. This will be held by the Deposit Protection Service and will be returned only at the expiration of the term. At the end of the tenancy the Landlord will be entitled to claim any reasonable costs caused by the tenant’s failure to comply with the provisions of the agreement, provided that the proposed deduction is agreed between the parties. In the event of a dispute, the matter will be referred to the Deposit Protection Service for determination. The deposit may not, under any circumstances, be used in place of rent.
The first month’s rental payment and deposit, which must be made by bank transfer or paid in cash or bankers draft, is required on signing of the Tenancy Agreement. We are unable to accept personal cheques.
The property may only be used as a private residence of the tenant and his/her immediate family, and may not be used for any form of business purposes, or sublet to any third party.

TENANT COSTS

Deposit:     |     1 x months rent

During the tenancy, the tenant is responsible for paying charges for electricity, gas, council tax, water rates, television licence and telephone (including connection charge, rental and any deposit required). Personal contents insurance is also the tenant’s responsibility.

In addition, the following costs may be incurred during the period of the Tenancy:

  • Pay the Landlord for the cost of replacing the locks and cutting new keys if any keys are not returned to the Landlord or the Landlord’s Agent when the Tenant moves out.

  • Pay any excess on the Landlord’s insurance if the claim results from the negligence, misuse or failure to act reasonably by the Tenant or any of his visitors or friends.

  • Pay and arrange for the removal of all vermin, pests and insects, if infestation begins during the Term, woodworm and wood-boring insects excepted, unless such infestation occurs as a failure of the Landlord to fulfil his repairing obligations.

  • Where the Tenant requests a repair and on inspection the problem has been caused by a failure on the part of the Tenant (for example drains blocked by the Tenant’s waste or boiler repair claims caused by not having any credit on a utility meter), the Tenant agrees to be responsible for the costs of the contractor’s visit.
  • GUARANTORS

    The proposed Guarantor must be in receipt of an income of at least 3 times the annual rent, e.g. £495.00pcm - minimum income required £17,820 per annum, and preferably a home owner. A Guarantor will be accountable for any breach of the Tenancy Agreement, which has not been dealt with in a satisfactory manner by the Tenant. These responsibilities, which will continue for the duration of the tenant’s occupancy of this property, include paying all unpaid rent, any legal or other associated costs, reimbursing the Landlord’s costs for cleaning the premises, removal of rubbish and gardening works, and carrying out repairs to the premises or to the Landlord’s fixtures and fittings which have been damaged or otherwise adversely affected by the Tenant’s actions or failure to adhere to the terms of the Tenancy.
